What Foreigner Can Buy in Johor?

Land is a state matter. The following guideline is only applicable for the state of Johor. It may differ for other states in Malaysia. MalaysiaMyHome will look into property acquisition policies by foreigner/ foreign company for other states in Malaysia soon.

Foreigners or foreign companies must get the Johor state consent prior to purchase any property or real estate in Johor. The guideline can be categorized into 2 categories as follows:

Buying direct from the property developer

(Foreigners only allowed to purchase the following properties)

  1. 2 storey terrace house and above – RM 250,000 and above
  2. 2 storey semi-detached and above – RM 250,000 and above
  3. 2 storey bungalow or empty lot for bungalow – RM 250,000 and above
  4. Apartment/ Condominium – RM 250,000 and above
  5. Holiday home – RM 250,000 and above

Buying from an individual or company

(Foreigners only allowed to purchase the following properties)

  1. 2 storey bungalow/ hoilday home – RM 500,000 and above
  2. 2 storey semi0detached and above – RM 350,000 and above
  3. Apartment/ Condominium – RM 350,000 and above

The application fee is RM 500. Upon approval,  a levy of RM 10,000 is to be paid.

    with these restriction and no potential future appreciation

  2. I heard that prime minister Najib Razak proposed to waive the Johore state consent fee for purchase of residential properities to boost investment opportunities for foreigners to purchase properties within Iskandar Malaysia. Was his proposal lobbied and enforced ?

    If the Johore state consent fee of RM10,000 still applies in Johore state what would be the addidtional cost for legal fees for stamp duty and memorandum of transfer?
